Biodiversity Net Gain for NSIPs: What You Need to Know

From 2 November 2026, new Nationally Significant Infrastructure Projects (NSIPs) in England must deliver at least 10% Biodiversity Net Gain (BNG).

What's changed?

Major projects must leave nature 10% better off

From 2 November 2026, new NSIPs in England are required to deliver at least 10% Biodiversity Net Gain. In practice, this means a project must leave the natural environment in a measurably better state than it was before development began.
For developers, this introduces an additional consideration when planning and delivering major projects. Understanding your biodiversity requirements early can help you identify suitable solutions, manage costs and minimise potential delays.

After the project, at least 10% more

Which projects are affected?

Solar farms, airports, railways and more

The new requirements apply to a range of major infrastructure developments, including large-scale energy projects, transport infrastructure and other nationally significant developments.

Developers will need to consider how biodiversity gains can be achieved, whether through habitat creation and enhancement on-site or by securing biodiversity units off-site.

With demand for suitable off-site habitats potentially increasing, early planning could be key to securing the units your project needs.

What this means for you

Securing biodiversity units for your development

Meeting BNG requirements is now an important part of delivering major infrastructure projects. Understanding your options early can help you meet your obligations while keeping your development on track.

Our national network of habitat banks provides a diverse range of habitat types in large quantities to best meet NSIP requirements. Our extensive portfolio of landowning clients also enables us to bring forward bespoke BNG solutions where you need them.

Your next steps

Plan ahead for your project's BNG requirements

Here are five practical steps to help you identify suitable BNG solutions, secure off-site biodiversity units and minimise delays.

  1. Assess your requirements. Establish your project's biodiversity baseline and calculate the units needed to achieve the required net gain, identifying any on-site BNG deficit.
  2. Explore off-site opportunities. Our Natural Capital team can help you navigate your BNG requirements and identify suitable solutions for your project.
  3. Review your options. We will review the options with you to determine the most cost-effective solution.
  4. Reserve biodiversity units. Reserve the units under an option agreement that provides the flexibility you need while your development progresses through planning.
  5. Satisfy your BNG requirements. We will provide the details for your Biodiversity Gain Plan and allocate the units when you need them.
