Our latest Databook provides an update on the Cambridgeshire Industrial Market

 

The Cambridge industrial market faced supply constraints in H1 2025, with take-up falling 26% to 116,900 sq ft due to a lack of available units over 50,000 sq ft. Despite strong demand at 1.4 million sq ft from diverse sectors including retail (33%) and science/tech (31%), the shortage is forcing occupiers to relocate further away or consider leaving Cambridge entirely. With availability at just 6.1%, prime standard industrial rents reached record levels of £20.00 per sq ft, while the investment market remained subdued with prime yields steady at 5.0%.
