Norfolk & Suffolk Industrial Databook - August 2025

Norfolk & Suffolk's industrial market had its best first half since 2022, with £64.5 million of investment deals exceeding the entire 2024 total.

Take-up in Norwich reached 126,600 sq ft, while requirements surged to 510,000 sq ft driven by manufacturers, tech firms, and energy companies seeking larger units of 50,000-100,000 sq ft. Availability remains tight at 5.5% with virtually no Grade A space available, though three new developments totaling 129,300 sq ft are under construction to address supply shortages.

Prime yields held stable at 6.25%, while rents are forecast to grow 4.1% annually to £15.00 per sq ft by 2030. The government's commitment to Sizewell C nuclear power station will provide additional long-term demand stimulus. Bidwells secured key lettings including 21,399 sq ft to Proeon Systems and 4,232 sq ft to Anglia Cargo International, highlighting continued strength in the region's industrial sector.
